A small house in a good neighborhood is better than a big house in a bad neighborhood.  The worst house in a good neighborhood is better than the best house in a bad neighborhood.  Location, location, location.

Home listings have some interesting words and here are some of their meanings.  "Cozy, Charming, Quaint, Cottage-Like, and Cute" means very small.  "Up and Coming, Redevelopment, Secure, Exterior Fence, and Urban Renewal" means a dangerous neighborhood, i.e., ghetto.  "Revitalized" means the area was once a ghetto and parts of it still are.  "Starter Home" usually refers to a small home in a ghetto.  "Rustic" usually refers to a run-down and neglected property.  "Nestled" usually refers to a house on a very small lot with neighbors who are extremely close.  "Mature Trees" usually refers to old and overgrown trees that need to be trimmed.

My definition of a ghetto is a place that would not be safe to walk around with your family at night without being robbed, threatened, verbally abused, or intimidated by neighborhood thugs or gangsters.

To really see what kind of neighborhood your desired home is in don't judge by what you see on a weekday afternoon home showing. Go to the neighborhood on a Friday night and a Saturday afternoon and you will see what kind of people frequent and live in that area.  Thugs don't get out of bed until the afternoon and they like to congregate after dark so that is the time to really see what's going on in any neighborhood. 

Dogs running loose are a great indicator of a bad neighborhood.  Every ghetto I have ever walked through (hundreds) had numerous stray dogs running wild.  If a desired home for sale has dogs in the neighbor's yard barking at you they will probably keep you up at night.  If the fence separating your property has been damaged by the neighbor's dogs you will definitely have problems with those dogs.

Pawn shops, check cashing, Payday loan, and liquor stores are an indicator of bad neighborhoods.  Do not buy a home near an apartment complex unless you enjoy yours windows vibrating from loud music in cars at 0200 hours.  Do not buy a home near an apartment complex unless you enjoy misguided young men milling around at all hours during the day and night. 

If you buy a condo get one on the upper floor so you won't have to deal will an upstairs neighbor walking loud and dropping things on the floor all night long.  Buy a condo with the least amount of walls shared with neighbors.

Get pre-approved before you actually start looking at homes so you know exactly how much money you will be approved for.  Pre-qualified is different than pre-approval and it is only an indicator of what you will be approved for. 

Pre-approval is when you actually have your credit, employment, savings, checking, and other credit cards verified by a mortgage broker.  Pre-approval shows a home seller that you are serious and ready to buy and they will usually accept your offer over a prospective buyer who only has a pre-qualification from a mortgage broker.

It is very true that you will fall in love with the home you want to buy.  You will just know, "It's the one" and everything about it will lead you to put an offer on it.

Get a real estate agent who will go the extra mile for you.  I have been blessed with some great real estate agents and they helped make everything run smoother.

As a Christian I would ask God for guidance during the entire home buying process and He has always answered my prayers and lead me to the right house to buy.  It sure is easy when God Himself is opening doors for you that nobody else could.  One plus God is a majority every single time. 

That is really the key of life, choose to do things your own way in your own power or surrender your will to God and let Him run your life.  Whenever I tried to be the shot-caller in my life I always messed things up.  Whenever I put God first, my life was at peace because I knew He was directing my steps.
